Early Check-In and Late Check-Out fee: Prorated based on 8 hour day rate.

Cleaning fee $150 - $250

Deposit for guaranteed accommodations and application based on total rent amount: 25% is due when making reservation and submitting application; 100% due 30 days before arrival. Personal credit and background report will be ordered and a $50 fee will be subtracted from the deposit and will not be refunded.

Form of Payment: Personal Checks must be received 60 days in advance of arrival date. Cashier or Travelers Checks must be received 15 days in advance of date payment is due.  Credit and debit cards not accepted.  Electronic "Wire Transfers" accepted.

Cancellations & Refunds: Cancellation notices received 45 days before arrival are refunded 50% of amount previously paid. Cancellation notices received 30 days before arrival are refunded 30% of amount previously paid.  Refunds not available when cancellation notice is received 29 days before arrival.  No show and no notice, the total prepayment is forfeited.  Refunds, if any, are made within 10 days after settlement of all charges.  Prepaid amounts are refundable when rental premises are not available, when determined by Owner, due to adverse circumstances.

Security Deposit: Prepayment required.  Security deposit is refundable less any amounts used to cover unpaid costs, utilities, and the cost to correct abusive, excessive, unreasonable, and prohibited use of premises including, but not limited to: unauthorized occupancy, illegal drug use, acts of terrorism, criminal activities, tobacco smoking, repair/replace items showing misuse, damage, and missing.

Utilities: Vacation - Reasonable usage cost is covered in Vacation period during June through September. During the period October through May, tenant will be billed for utilities after an allowance of $100 towards cost. Any additional costs are the tenant’s responsibility to pay when charges are presented. The long-term rate is plus utilities.  Tenant agrees and permits any unpaid amounts to be deducted from their security deposit.

Cleaning service charge: Advance payment of $150 minimum + $50 per bedroom over 3.

Maid service: Available at additional cost.

Gratuity/Tip: Included or Not Applicable

Residence is located on a quite, non-traffic residential street in a serene family neighborhood that does not tolerate rowdiness, abusive language, obscene gestures, etc.
